Overview: High Holborn search, current LCF reality
UAL London College of Fashion (LCF) is strongly linked with High Holborn, but the main LCF campus moved to East Bank, Stratford in September 2023. The historic High Holborn address at 272 High Holborn is still a UAL central London location, so accommodation searches can be confusing: some listings, maps and portals still use "LCF High Holborn", while many current LCF students need to plan around Stratford.
For housing, treat this guide as two connected searches:
| If your timetable is mainly... |
Best housing focus |
Why it works |
| East Bank, Stratford |
Stratford, Hackney Wick, Bow, Mile End, Leyton, Tottenham Hale |
Shorter daily journey, stronger LCF community, more realistic rent than central Zone 1 |
| High Holborn / central UAL services |
Bloomsbury, King's Cross, Clerkenwell, Farringdon, Aldgate, South Bank |
Fast access to UAL services, libraries, museums, internships and central London |
| Mixed London travel |
Finsbury Park, Islington, Bethnal Green, Whitechapel, Canada Water |
Good Tube, Overground or Elizabeth line links across London |
Do this before paying anything: check your course page, offer information and timetable location. If your classes are at East Bank, booking an expensive Holborn studio may give you a longer commute than a Stratford or Hackney Wick room.
Best accommodation strategy for LCF students
PBSA is usually the easiest route for UAL students because it bundles rent, bills, Wi-Fi, maintenance and student-focused security into one contract. London private renting can work well, but it usually needs more admin, a stronger deposit position and quick decision-making.
Best first-choice routes:
- UAL halls or partner halls if you want a student community and clearer booking process.
- PBSA near Stratford or central London if UAL halls are full or you want a studio/ensuite with extra facilities.
- Private flatshare if you already know London, have housemates, and can handle viewings, references, bills and contract checks.
PBSA options to compare
Current UAL accommodation information points LCF students towards Stratford and well-connected London halls. For example, UAL lists Hawthorne House in Stratford for 2026/27 with ensuite rooms, study spaces, gym, cinema, roof terrace and a short walk to LCF at Queen Elizabeth Olympic Park. UAL also lists London halls such as Sketch House, The Costume Store and other residences with different price points and journeys.
For central Holborn searches, private PBSA providers commonly list rooms around Bloomsbury, King's Cross, Clerkenwell, Shoreditch, South Bank and Aldgate. These are convenient for central London, but they are normally priced above east London options.
| Area |
Typical PBSA fit |
Indicative weekly rent |
Journey logic |
| Stratford / Hackney Wick |
Best for current LCF East Bank students |
GBP 280-430 |
Walk, cycle or short bus to East Bank |
| Finsbury Park / Tottenham Hale |
UAL halls and better-value north London PBSA |
GBP 295-420 |
Victoria/Piccadilly/Overground links |
| Bloomsbury / Holborn / King's Cross |
Central access and short journeys to High Holborn |
GBP 430-700+ |
Walk, bus or Zone 1 Tube |
| Shoreditch / Old Street / Aldgate |
Creative east-central lifestyle, PBSA supply |
GBP 380-600 |
Good access to central and east London |
| Lewisham / Wembley / Tooting |
Lower-cost PBSA trade-off |
GBP 230-380 |
Longer commute, better rent value |
Central London studios are expensive. If you want your own kitchenette and bathroom near Holborn, expect premium pricing. If value matters, compare ensuite cluster rooms in Stratford, Finsbury Park, Tottenham Hale, Lewisham, Tooting or Wembley before choosing a central studio.
Neighbourhood guide
Stratford and East Bank
Best for most current LCF students. Stratford gives direct access to East Bank, Westfield Stratford City, supermarkets, rail links and green space at Queen Elizabeth Olympic Park. It is busier and more modern than traditional student neighbourhoods, but the convenience is hard to beat.
Good for:
- LCF students with frequent studio, workshop or lecture days at East Bank.
- Students who want PBSA close to classmates.
- International students who want supermarkets, shopping and transport in one place.
Watch out for:
- Event-day crowds around the stadium and Westfield.
- Some PBSA prices rising quickly for rooms closest to campus.
Hackney Wick and Bow
Hackney Wick has a creative warehouse feel, canalside cafes and quick access to East Bank by walking or cycling. Bow and Mile End can be better value, especially for flatshares.
Good for:
- Fashion, design and media students who want an east London creative scene.
- Students comfortable cycling or using buses.
- Groups looking for private rentals.
Holborn, Bloomsbury and King's Cross
Best for central London access, not usually best for rent. Holborn is close to museums, libraries, Covent Garden, Soho, legal offices, creative agencies and transport. Bloomsbury and King's Cross have more student energy, but PBSA is still expensive.
Good for:
- Students with central UAL commitments or internships.
- Postgraduates who value quiet, walkable central areas.
- Students with a higher accommodation budget.
Finsbury Park, Islington and Tottenham Hale
These areas can balance rent, nightlife, parks and Tube access. Finsbury Park is especially useful because it connects into central London and north London quickly, while Tottenham Hale has modern PBSA and Victoria line access.
Good for:
- Students priced out of Zone 1.
- UAL students with mixed campus travel.
- Anyone who wants a faster route to both central and east London than deep suburbs.
Accommodation types and realistic costs
London prices move quickly, so use these as planning ranges rather than fixed quotes.
| Accommodation type |

| UAL halls / partner halls |
Student room, bills, Wi-Fi, hall support |
GBP 925-1,650 |
| Private PBSA ensuite |
Private bathroom, shared kitchen, bills, amenities |
GBP 1,250-2,250 |
| Private PBSA studio |
Own bathroom and kitchenette, bills, amenities |
GBP 1,850-3,200+ |

Bedroom in shared flat, bills often extra |
GBP 950-1,550 |
| One-bed private flat |
Full flat, bills usually extra |
GBP 1,800-2,700+ |
Budget rule: add at least GBP 250-400 per month for food, GBP 85-170 for regular public transport, and a buffer for course materials. Fashion students should also budget for materials, printing, storage, portfolio work and occasional specialist equipment.
Transport: plan around your real campus days
For High Holborn
High Holborn is in Zone 1, close to Holborn station on the Central and Piccadilly lines. It is also walkable from Covent Garden, Tottenham Court Road, Russell Square and Chancery Lane depending on your exact destination.
Useful routes:
- King's Cross to Holborn: short Piccadilly line journey or bus.
- Farringdon to High Holborn: walk, cycle or bus.
- Stratford to Holborn: Central line direct to Holborn.
- South Bank to Holborn: bus, cycle or walk from Waterloo depending on weather and schedule.
For East Bank, Stratford
Stratford is one of London's strongest transport hubs, with Tube, Elizabeth line, DLR, London Overground, National Rail and bus links. If your teaching is at East Bank, living near Stratford, Hackney Wick or Bow can save hours each week.
Commute test before booking: use the address of the exact building, not just "UAL" or "LCF". London College of Fashion at East Bank and UAL High Holborn are not the same daily destination.
Step-by-step booking timeline
| Time before September |
What to do |
| October-December |
Confirm campus location, set budget, shortlist UAL halls and PBSA areas. |
| January-March |
Register for UAL accommodation updates, compare PBSA cancellation policies, prepare guarantor documents. |
| April-June |
Book halls or PBSA if the price, location and contract length work. Avoid waiting if you need an accessible room or lower-cost option. |
| July-August |
Private rentals appear more actively. Arrange viewings, check contracts fast, and avoid paying before verification. |
| Arrival month |
Photograph room condition, report defects, set up transport card, register with a GP and plan your route to campus. |
Scam prevention and safety
London's rental market moves fast, which makes students vulnerable to fake listings. Slow down when money is requested urgently.
Never pay until you have checked:
- The provider's official website and company details.
- The full address, room type, rent, deposit and contract length.
- Whether bills, Wi-Fi, contents insurance and council tax are included.
- The cancellation policy for visa refusal, course changes and no-place outcomes.
- That deposits for private tenancies are protected in an approved deposit scheme.
Red flags include:
- A landlord refusing viewings or video tours.
- Requests for bank transfer to a personal account before paperwork.
- Rent far below the local market with pressure to "secure today".
- Vague contract wording around room swaps, repairs or early termination.
International student guide and Right to Rent
If you rent privately in England, landlords must check your Right to Rent. Purpose-built student halls are usually simpler, but private landlords and agencies will ask for documents before confirming a tenancy.
Prepare:
- Passport and visa/share code where relevant.
- UAL offer or enrolment information.
- Proof of funds or rent payment plan.
- Guarantor details if required.
- Emergency contact and arrival date.
If you are booking from overseas, PBSA is often more predictable than private renting because many providers offer online booking, bills-inclusive rent and student-specific cancellation terms. Read the policy carefully, especially if your visa or place is not yet final.
Tenancy agreement cheat sheet
Before signing, check these clauses:
| Clause |
Why it matters |
| Contract length |
A 50 or 51-week contract costs much more than a shorter academic tenancy. |
| Payment schedule |
No UK guarantor may mean larger upfront payments. |
| Cancellation terms |
Look for visa refusal, no-place and cooling-off wording. |
| Room type |
Confirm ensuite vs shared bathroom, studio size, floor and accessibility features. |
| Bills |
Private rentals can become expensive once energy and broadband are added. |
| Guests and subletting |
Rules can affect family visits, partners and summer plans. |
| Repairs |
Check how urgent maintenance is reported and tracked. |
What to pack vs what is usually provided
Most PBSA rooms provide the basics: bed, mattress, wardrobe, desk, chair, shelves, curtains or blinds, Wi-Fi and access to a shared kitchen or studio kitchenette.
Bring or buy after arrival:
- Bedding, towels and laundry basket.
- Kitchenware if you are in a shared flat.
- Clothes hangers and storage boxes.
- Extension lead that complies with UK safety standards.
- Sketchbooks, laptop, hard drive and course materials.
- A compact sewing or repair kit if useful for your course.
Do not overpack:
- Large furniture.
- Too many winter coats before seeing storage.
- Expensive specialist equipment unless your course confirms it is needed.
- Bulk kitchen items if you will share with flatmates.
Accessibility and special requirements
If you need an accessible room, step-free access, adapted bathroom, quiet room, medical fridge, specific travel distance or support for a disability, contact UAL accommodation and private providers early. Accessible rooms are limited and should not be left until late summer.
Ask providers for written confirmation of:
- Lift access and backup plans.
- Door widths and bathroom layout.
- Distance to public transport.
- Fire evacuation procedure.
- Whether adaptations can be made before arrival.
- Noise level if you need a quieter room.
Quick decision guide
Choose Stratford or Hackney Wick if your LCF life is mainly at East Bank and you want the simplest commute.
Choose Holborn, Bloomsbury or King's Cross if you have a central London budget and need frequent access to High Holborn, libraries, internships or Zone 1 work.
Choose Finsbury Park, Tottenham Hale, Bow, Mile End or Whitechapel if you want a better rent-to-commute balance.
Choose PBSA if you want a clear, student-friendly move-in. Choose private renting if you understand London contracts, have documents ready and can move quickly when a good room appears.
