Refund, except for the Holding Fee and 4 weeks’ rent. In other words, the cancellation fee is £250 + 4 weeks’ rent

Cancel After Check-in Date But Before 2nd Oct 2026, Provided You Did Not Collect Keys

Cancellation fee is £250 + 4 weeks’ rent + accumulated weeks’ rent from your check-in until the date you notified us.
We do not offer cancellation for visa refusals after check-in on or after 2nd Oct 2026, or after you have collected the keys. We may, however, offer a replacement.

Cancel On Or Before 31st May 2026:

Refund, except for the Holding Fee and 10% of the total rent. In other words, the cancellation fee is £250 + 10% Total Rent.
We do not offer cancellation for personal reasons after 31st May 2026. We may, however, offer a replacement option.
