All rooms have two large windows, making a beautiful bright space for studying and socialising, ¾ beds, en-suite bathroom, study space and storage facilities. Rooms are grouped within flats that can accommodate large groups or for individuals who are looking to maximise their university experience and making new friends. There are a minimum of 2 large communal modern kitchens within the flats that provide cooking and seating facilities along with a TV lounge area for watching a marathon of your favourite TV show or for a flat FIFA play off! Up to 100Mbps WiFi is available throughout the property.

Cancellation Policies

What Happens If I Want To Cancel My Booking
Get in touch and tell us straight away. How much we can help will depend on the timing and the circumstances of your cancellation.
Licence Agreements are legally binding, so once you have signed and returned your contract, you're required to pay your rent. If (under special circumstances only) you need to withdraw from the Licence Agreement, we'll try to find a replacement Licensee for your room, but we can't guarantee we'll be able to. If a new Licensee is found, then we can release you from your licence, but there will be a re-licence fee*. If you require a copy of the re-licence terms and conditions, please get in touch with us.

Cancellation Policy (England)
Once you have paid your Advance Rent and you have been allocated a room, then, should you decide to cancel, the amount is equal to the lesser of
(i) the Advance Rent and
(ii) the amount equivalent to one week’s Licence Fee is non-refundable.
 If you have paid the Advance Rent and the licence agreement has been accepted by both parties, then you will be held to the terms of the licence until a replacement licensee is found. 
Cancellation Policy (Scotland)
Once you have paid your Advance Rent and you have been allocated a room, then, should you decide to cancel before the start of the licence period, you will be entitled to a full refund of the Advance Rent. If you decide to cancel after the start of your licence period, then you will be held to the terms of your licence agreement. 
No Placement No Pay Policy:
Cancel with a full refund if you fail to secure a placement or if it's in a different city. Submit proof within 48 hours, valid until 1 September.
No Visa No Pay Policy:
Cancel and get a full refund if your student visa is refused. Submit the official refusal letter within 48 hours, valid until 1 September.
No Place No Pay Policy:
Cancel with a full refund if you fail to get the required grades or university acceptance. Submit proof within 48 hours, valid until 1 September.
General Licence Agreement Terms:
Once signed, you're legally bound to pay rent. If cancelling, we try to find a replacement licensee, with a re-licence fee applicable.
Leaving Early:
 You're committed to full rent unless a replacement is found. Refunds for unused rent are given once the new licensee's booking is confirmed.
Guarantor

If you want to pay your rent in instalments, we accept both UK and International guarantors. This is someone willing to sign a contract saying they’ll pay your rent if you fail to do so. Your guarantor cannot be another student or the government. In the circumstances where you do not have a guarantor, you can register with Housing Hand, who will act as a guarantor, subject to meeting their terms and conditions.
Alternatively, you will need to pay your rent for the whole Licence Agreement/AST in advance.
