Licence Agreements are legally binding, so once you have signed and returned your contract, you're required to pay your rent. If (under special circumstances only) you need to withdraw from the Licence Agreement, we'll try to find a replacement Licensee for your room, but we can't guarantee we'll be able to. If a new Licensee is found, then we can release you from your licence, but there will be a re-licence fee*. If you require a copy of the re-licence terms and conditions, please get in touch with us.

Once you have paid your Advance Rent and you have been allocated a room, then, should you decide to cancel, the amount is equal to the lesser of
(i) the Advance Rent and
(ii) the amount equivalent to one week’s Licence Fee is non-refundable.
 If you have paid the Advance Rent and the licence agreement has been accepted by both parties, then you will be held to the terms of the licence until a replacement licensee is found. 

Once you have paid your Advance Rent and you have been allocated a room, then, should you decide to cancel before the start of the licence period, you will be entitled to a full refund of the Advance Rent. If you decide to cancel after the start of your licence period, then you will be held to the terms of your licence agreement. 

Cancel with a full refund if you fail to secure a placement or if it's in a different city. Submit proof within 48 hours, valid until 1 September.

Cancel and get a full refund if your student visa is refused. Submit the official refusal letter within 48 hours, valid until 1 September.

Cancel with a full refund if you fail to get the required grades or university acceptance. Submit proof within 48 hours, valid until 1 September.

Once signed, you're legally bound to pay rent. If cancelling, we try to find a replacement licensee, with a re-licence fee applicable.

 You're committed to full rent unless a replacement is found. Refunds for unused rent are given once the new licensee's booking is confirmed.
